A spear-shaped peninsula surrounded on three sides by nine and half miles of pristine beaches, Punta Mita graces the shores of both the Pacific Ocean and the Bay of Banderas. A Comprehensive Infrastructure

Punta Mita’s infrastructure, facilities and amenities are being constructed in accordance with the highest international and ecological standards. It is the principle goal of DINE, S.A. de C.V., owner and land developer of Punta Mita, to create the finest master planned residential community in Mexico, exceeding international standards as well as the expectations of its exclusive clientele.

Water: Both potable and irrigation water are supplied to Punta Mita by a number of developer-owned deep wells located in the foothills of the Sierra Madre Mountains. The water is transported to Punta Mita via impermeable pipes that have a total capacity of 50 gallons per second. At Punta Mita, water is filtered on-site at a special purification plant and is drinkable from the faucet. Irrigation water is stored on site in a man-made lake until needed. This is a very important feature exclusive to Punta Mita. Many other developments in the Bay of Banderas only have a short-term water solution that is dependent on the municipality.

Security: Punta Mita has a gated entrance that is serviced by guards 24-hours a day, 365 days a year. For the added peace of mind of residents and guests, a security detail also patrols the grounds within the community, including the beaches.

Phone Lines: Phone service is provided via fiber optic cables. A sufficient number of phone lines have been installed so that every residence may have two or more phone lines for telephone, Internet, and fax services.

Internet Access: Punta Mita was one of the first wired communities in Mexico. By linking up with a satellite broadband server, Punta Mita has high-speed wired and wireless Internet access available throughout the peninsula.

Road System: Local roads have been modified to make the trip to Punta Mita a safe and comfortable one. By using materials from the project site, Punta Mita’s road structure blends in with the natural surroundings and takes on the earth-toned, “washed concrete” look of the region.

Electricity: Mexico operates on the same 110-volt-60 current as the United States. The Federal Electric Commission provides electricity to Punta Mita from a power plant located in close proximity to the project. Sufficient capacity has been installed to supply power for Punta Mita through build-out, with plans to install additional capacity as needed.

Natural Gas: All developments and residences will be supplied with natural gas.

Ecological Sewer Systems: To eliminate on-site wastewater, a number of water treatment plants will be installed over time as the project demands. In keeping with DINE’s commitment to ecological preservation, no wastewater will be discharged into the ocean. Instead, the treated water will be recycled and used for irrigation on the golf course and landscaping.

Purchasing with Confidence

Mexico’s real estate ownership laws have never been more welcoming to foreigners who have been attracted by this country’s exquisite geography, warm climate, reasonable cost of living, relaxed lifestyle, and overall quality of life. Yet still, there are significant differences between buying real estate in Mexico and buying real estate in the United States or Canada. For the traveler interested in buying property in Mexico, it’s important to know how foreign ownership works, what the buying process involves, what’s available, and what the prices are like.

Since 1973 foreigners (non-Mexicans) have been able to purchase coastal and border properties if done through a Mexican bank trust, known as a Fideicomiso. Essentially, it is like a Trust in the United States -the bank holds the legal title to the property with all rights and privileges of ownership, including exclusive use and enjoyment held by the Trust beneficiary-the foreigner.

The foreign beneficiary enjoys the right to occupy or rent the property, and may cause the transfer of title or beneficiary transfer to the property to any legally qualified person he may designate. Beneficiaries are also allowed to modify their property in accordance with local zoning regulations.

These Trusts have an initial term of 50 years. They are generally renewable at any time or at the end of the 50-year period for a relatively small fee for additional 50-year periods. The property may also be sold to a person legally authorized to own land or to another foreigner via a Trust, at any time, with the foreign buyer capturing the amount of the appreciation of the property value. This process is designed to protect the rights of foreigners and ensure the transactions are legal.
