1.80 ACRES AT THE CENTER OF EL BANCO BEACH, FACING THE ROCK THAT NAMED IT
Every beach has one best seat. On El Banco, it is Lot 9: 7,319 m² at the natural center of the crescent, behind 61.08 meters of sand — the widest frontage of the central beachfront lots — looking straight out at the El Banco rock from which the whole property takes its name. When the community was master-planned twenty years ago, eleven estate lots were drawn across 110 acres on a simple premise: build less, protect more, and let time do the rest. Time has cooperated. The Auberge resort those early drawings promised — Susurros del Corazón — is now open and running next door, and no comparable beachfront estate lots have been entitled inside the Bay of Banderas since.
The land itself is the interesting part. Lot 9 carries the most layered topography on the beach — natural rises and folds that let an architect set floor levels into the ground rather than onto it, frame the rock from the main rooms, and carve privacy without walls. It is the kind of site where the design years become family lore: walking the contours with architects at sunset, touring the coast’s houses for ideas, three generations arguing happily over where the long table goes. Some owners build for grandchildren and never sell. Some build, sell, and start again. On this coast, the estate lot is where both have done well.
Micro-geography
El Banco beach is private in practice: no through-traffic, no vendors, combed daily. To the south, the property line meets the Punta Mita Resort at La Lancha — the region’s most consistent surf break, the coming Pendry hotel, the Four Seasons, the St. Regis, and two Jack Nicklaus courses. Two beaches north at Pontoque, Omni is building its first luxury resort in Mexico: 244 rooms, scheduled for early 2027. Punta de Mita village is five minutes by car; Puerto Vallarta’s international airport, roughly forty.
The physical estate
The lot measures 7,319 m² — the larger of the two central beachfront parcels — with boundaries of 149.40 m (east), 134.25 m (west), 42.13 m at the rear post line, and 61.08 m on the sand. The elevation changes are an asset, not an obstacle: they produce view corridors over the beach to the bay and the rock, and natural separation between living and sleeping wings that flat land cannot offer. Density across El Banco’s 110 acres is fixed by plan, so the openness surrounding the lot is permanent.
The operational run
El Banco’s infrastructure was engineered mostly underground — power, water, communications — and the common grounds are maintained to hotel standard by the community. Owners build to their own architects’ designs within the estate guidelines, with Susurros del Corazón’s spa, restaurants, and beach club functioning next door.
The market logic
At $12,750,000 over 61.08 meters of frontage, Lot 9 prices the sand at roughly $209,000 per linear meter — on a coastline where the branded residences next door trade between $4M and $14M for a fraction of the land and none of the frontage. Supply in this category is fixed at eleven, forever. And the neighborhood’s trajectory is set: Pendry and Montage rising within the Punta Mita gates, Omni underway at Pontoque — plus further plans among the neighbors that we are not yet at liberty to publish. It is still early. That is the point.
