The Wave Comes First
Some addresses are organized around a golf course, or a marina, or a spa. This one is organized around a wave. La Lancha is the break surfers in the know fly into Puerto Vallarta for ā a consistent, forgiving, sandy-bottom right-and-left that peels in front of a jungle-backed crescent of sand, with the Marietas Islands sitting on the horizon like they were placed there for the view. It is, fairly described, the luxury wave of the Pacific: warm water, uncrowded, protected inside the gates of the Punta Mita resort. Residence 331 sits directly above it. You can read the swell from bed.
The Residence
The whole home lives on one level ā 331 is on the third floor of its building, which up here means the treetops drop away and nothing interrupts the line from your pillow to the islands. Sordo Madaleno, the Mexico City firm behind some of the country’s most celebrated contemporary architecture, drew these buildings, and it shows in the section: a coffered ceiling of pale wood and board-formed concrete floats over a great room that opens entirely ā glass walls sliding away so the living room, the dining room, and the terrace become one continuous space with the ocean as the fourth wall.
The palette is what a surfer’s house should be: sun-washed and calm. Polished stone floors run without a threshold from indoors to out. A long linen daybed anchors the lounge. The dining table seats ten in rope-and-teak chairs beneath a pendant light shaped like a longboard ā the only decor in the room that admits how close the wave is. The kitchen is crisp and white under that same figured-wood ceiling, with an island bar, a breakfast round in the corner, and the ocean over the sink.
Four Suites and a Plunge Pool
All four bedrooms are en-suite, dressed in white linen and pale wood, the primary opening through pocketing glass to the terrace so the sound of La Lancha comes in with the breeze. The baths are bright, marble-lined, and generous. Outside, more than a thousand square feet of covered terrace carries an outdoor dining table, deep lounge seating, and a private plunge pool set at the rail ā cool water, a long view of Banderas Bay, and the Marietas dead ahead. Sunset happens directly in front of you.
A Day at 331
The day starts on the terrace with coffee and a swell check. If it’s working ā and at La Lancha it usually is ā you walk down through the gardens to the sand, where El Surf Club keeps the quiver: boards, SUPs, and boogie boards at the ready for the paddle out. When you come in, lunch is barefoot at the club ā fresh-catch tostadas, prawn ceviche, the zarandeado of the day, a hibiscus margarita under the basket lanterns ā a bohemian, toes-in-the-sand room that Tripadvisor reviewers keep calling a secret beach. Afternoon options: the plunge pool, the residents’ clubhouse with its gym, pool, and lounges, or eighteen holes on one of the resort’s two Jack Nicklaus courses. Dinner is a golf-cart ride away at any of the resort’s restaurants and beach clubs. That’s the whole commute.
The Smart Money Is Already Here
Look left and right from the terrace and you can watch the neighborhood argue your case. Immediately down the beach, Montage and Pendry are building their Punta Mita resorts ā both slated for 2027, both bringing their spas, restaurants, and five-star gravity to this stretch of sand. Just up the coast, Auberge’s Susurros del Corazón is open and thriving, and Omni is underway with its first resort in Mexico at Pontoque. The world’s most careful hotel brands have all reached the same conclusion about this coastline. The Surf Residences ā just forty units in five boutique buildings ā got here first, inside the gates, with the wave.
Inside the Gates
Ownership at the Surf Residences is ownership inside the Punta Mita resort: the gates, the security, the two Nicklaus courses, the tennis center, the beach clubs, and the restaurants that come with residency in one of the world’s great private peninsulas ā with the St. Regis and Four Seasons minutes away. It is the newest community inside those gates, and the only one built on the sand at La Lancha.
